Pressure washing and softwashing are two completely different processes.

  • Pressure washing uses high-pressure water to blast a surface clean. This is only appropriate for hard surfaces like concrete, some stone, and certain types of hardscape.
  • Softwashing is about identifying the stain and treating it with the proper solution.
  • About 9 times out of 10, we’re treating organic growth (moss, algae, mildew, etc.).
  • We use a softwash treatment to kill the contamination at the root, then allow Mother Nature and controlled rinsing to do the rest.

For surfaces like asphalt roofs, tile roofs, house siding, and many metal roofs, we:

  • Apply a softwash treatment
  • Let it dwell so it can kill the organics
  • Then either let it naturally weather off (roofs) or rinse it in a controlled way (house exteriors, metals, etc.)

We never pressure wash roofs. Softwash is the manufacturer-recommended approach for those delicate surfaces.

The rule of thumb is 3–6 months, depending on:

  • The moss will turn a whitish/beige color and then weather off over time.

  • Any raw cedar fences, delicate woods, or sensitive features are either pre-soaked or masked off based on the situation.
  • We use low-pressure fan sprays to shield plants from overspray.
  • When we’re done in a work zone, we rinse plants thoroughly with low-pressure water to help neutralize residual treatment.

Important note: Some customers try to cover plants with plastic before we arrive. This can actually
create an oven effect in the sun and cook the plants. We’ve found it’s better to hydrate them before, during, and after treatment.

If we nip it in the bud early with a proper roof softwash, we can:

You do not need to be home during the cleaning.

We just ask that you:

  • Close all windows
  • Unlock any necessary gates
  • Move furniture and valuables away from the work areas

We do prefer, when possible, that you’re available to walk the job and approve the work at completion. If you aren’t there, you’re essentially trusting our final result — which many customers are comfortable with.

We also honor a 72-hour window:

  • If there’s something we clearly missed, we’ll come back and take care of it.

Payment:

  • For residential jobs, final payment is due day of service to the lead tech.
  • If you won’t be on site, we simply need a card on file to run upon completion.

No. Gutter cleaning is a separate service.

We do this intentionally so we can:

Our roof debris/gutter debris cleaning process is completely different from our softwash application process.

We highly recommend gutter cleaning when needed, and:

  • It is listed as a separate line item on estimates.
  • It can be added automatically to your quote if your home needs it.

Some customers prefer to clean their own gutters or don’t get debris in them at all, so it wouldn’t make sense to charge everyone the same for that.

We always perform a meticulous debris cleanup of anything that falls off the roof or gutters from our process.
